Promotional Advertising Specialty

When I was just starting 6th grade I got my first job. Paperboy! Boy, was I excited. At that time I had spent a lot of time actually playing the video game Paperboy, so I knew I had what it took to get the job done. But, its just not that easy.

The StarTribune doesn’t just hand out the responsibility of informing their community’s citizenry on a daily basis to just any fool that says they’d like a shot at paper delivery greatness. Nope, I had to interview for this job. And I tell you, I was magnificent, so much so that, as you know, I got the position. Upon completion of the interview the gentleman that was to give me my first opportunity at financial freedom stood up from my dining room table, walked to the front door and with a smile and a handshake, was off into the darkness.

Moments later, I noticed that the kindly gentleman had accidentally left his pen. It was beautiful, embossed with the StarTribune logo and all. I grabbed it and ran to the front door, but he was gone. It was at that moment that I received my first lesson in advertising specialties.

Certainly at that point I was not a potential client for the Strib, but promotional advertising specialties are not just about making a sale. Logo distribution and brand recognition are an integral component to building a company and its client base. So, just to get the promotional product out there and off the shelf is an important part of the overall goal.

I think that I lost the pen sometime that week, but I’ll never forget the lesson of promotional advertising specialties that I learned from the man that gave me my first god-awful, thankless job.

The 2009 Property Investors

When the effects marketing was booming prior to August 2007 many new property investors entered the buy-to-let market, buying one and two bed properties with light-to-get mortgages. The market has now dramatically changed and here we look at the predictions for the buy-to-let market in 2009.

Firstly there is a new type of hotelier - homeowners who are unable to sell their properties are renting them out. The homeowner may set their rental cost at only the amount that they need to cover the mortgage rather than on furnish rates and also at a rate that will as good as guarantee a tenant. The condition of homeowner property is also generally of a very high beau id and as a result this new competition drives down previous market rates. This generally affects larger, family properties rather than smaller flats.

Availability of invest in is dramatically reduced and as a result the profile of a property investor has changed. Prior to the credit crunch no set aside was needed - a mortgage could be given on the expected yield provided the rental yields were 125% of the mortgage repayments. Now, a touchstone 25% deposit is required and the applicant must have a good credit history. When mortgages were easily obtainable, buyers could form around a property quickly i.e. buy, renovate and sell on at a profit, and then repeat the process, cashing in not only on the price increase due to the renovation calling but also on the cash increase from the rising property prices. Now, the profile of the property investor will be someone who has cash for a sizable part, a good credit history, and someone who is willing to hold onto the property for a few years waiting for the property market and thrift to turn around.

And for the newer property developers? Well, for some who kept securely on top of the figures or those that did not overstretch themselves then they should survive the downturn. But for those also fledgeling property developers who perhaps bought property without fully researching the possible pitfalls, well, they could be in trouble. If they were assuming to offer on their property quickly and at a profit, they are likely to be selling it at a loss, if they can sell it at all. Or, possibly they are unable to rent out their real estate and need to cover the mortgages themselves. Or they have taken on too many properties and find that their own employment is at risk and their main source of income will not be the shelter it was. Or they were keener to buy a set number of properties rather than buying property that met strict criteria i.e. properties that would yield a set positive coin of the realm flow each month. Or they have come to the end of a mortgage deal and now the mortgage rates for buy-to-let are less favorable. The list could go on…

However, for the hallmark investor who ticks all the right boxes 2009 could be a good year. The key is that you are credit safe in order to fix a mortgage. If you can secure a mortgage or have enough cash, then you will be able to find some bargains, particularly in the latter half of the year as the recession continues to bit. If you are thinking of buying an investment property you need to consider the five following points:

1. Consider it to be a mid-protracted term investment - the property market is likely to fall and then stabilize for a few years before rising again.
2. Your expected rental cede has to be realistic and has to cover the costs of the mortgage, insurance, maintenance costs and void periods.
3. Although interest rates have fallen again, they will go back up at some apex - you need to factor this into your costs, or choose a mid to long term fixed rate mortgage to avoid unfavorable notwithstanding changes.
4. Research and know where you want to buy property and be sure to stay within this patch - your rental throw in the towel depends on it.
5. Always make a low offer when purchasing, stick to your figures and know your limits.

2009 could be a huge year for property investors providing you research, plan and take care at every turn.

A little guy with a big heart, Kyle.

By GREG JOHNS
P-I REPORTER

Eight-year-old boys should never die. They should be forever running, chasing, playing, laughing.

They should be doing everything Kyle Roger did every day of his life, until the cancer in his brain finally overcame the spirit that pushed him to the very end Saturday morning.

Two years ago, I went to write a story on a little 6-year-old from Bellingham who wanted to meet Washington quarterback Jake Locker. At the time, Locker had yet to play a college game, but he was happy to accommodate a Huskies family from his hometown.

Turns out, that was a day to treasure. Locker was tremendous, a gentle soul willing to run around the turf at Husky Stadium playing catch, allowing Kyle to chase and tackle him, walking out of the tunnel hand-in-hand with Kyle and his brother, Nicolas, just like a pregame ritual, eventually finding out where Kyle sat in the stands on Saturdays and promising to point to his new friend the first time he scored a touchdown in a real game.

Locker was pure gold. But Kyle? This kid was the real star.

You’d never have known such a bright little boy was sick, that an insidious, inoperable cancer called diffuse intrinsic pontine glioma was already weaving its way into his brainstem.

Kyle Roger had something special. An unpretentious spirit. A contagious enthusiasm. A natural ease uncommon for a child his age, or for most people, come to think of it.

This was a youngster who months later, at another visit to a UW practice, walked up to the intimidating Tyrone Willingham, stuck his hand out to introduce himself and then asked if it was OK if he could play with his quarterback.

That’s just the way he was. Happy to see you. Happy to be alive. And it was a spirit that touched everyone who met him.

“Whether he knew it or not, he was somebody I looked up to,” Locker said Sunday, a day after learning of his young friend’s death. “He was only 6 or 7 years old, but just how he went about living his life and how he treated people, he had a huge impact on me. He was somebody I really admired and respected.

“It doesn’t seem fair that a kid like him with such a great attitude and with so much life ahead should be cut short like that. It’s hard to wrap your head around why stuff like that happens.”

Locker formed a bond with Kyle from that first meeting and kept in touch. The two got together when the family came to Seattle for medical treatments. Locker played video games with the youngster, went to lunch, hung out whenever possible.

Six months after their initial meeting, Locker lived up to his promise, pointing up at Kyle after scoring his first Husky Stadium touchdown on a run against Boise State. And for more than a year, things seemed to be going amazingly well for the little fellow with the big heart.

His mom, Christin Willhite Roger, had one goal. She wanted her son to experience all of life he could in whatever time he had.

One of the first things was meeting Locker. But it didn’t end there. The family took Kyle to Disneyland and Hawaii. Went skiing, rode horses, swam with dolphins. Became Lucky Dawg for a day at a Huskies game, going out to midfield for the coin toss with the team captains.

In between school and vacations came constant trips for radiation and chemotherapy and MRIs of the brain to measure the disease’s progress, the kind of reality checks that stuck in the minds of everyone watching this family’s delicate journey.

After almost two years, Kyle’s body could no longer take the endless treatments and his “brain bump” as he called it, began returning at a rapid rate.

Unchecked, cancer can be quick and cruel. This past Christmas break, Kyle walked away from his elementary school in Bellingham on his own power. A few days later, he was in a wheelchair. He started losing his hearing, his sight, his muscle control.

Consumer watchdog fails

PAUL CULLEN, Consumer Affairs Correspondent

IRISH BANKS have lost 90 per cent of their value and the Financial Regulator has seen its chief executive retire early, yet the watchdog monitoring them has not met for more than five months, it has emerged.

The last meeting of the consumer consultative panel of the Financial Regulator was held on September 9th, 2008, the Department of Finance has confirmed. That committee’s term expired in mid-October and it took more than three months before Minister for Finance Brian Lenihan appointed a new panel last month.

The delay in appointing a new panel, and the failure to consult consumer interests during the financial crisis, has angered some members.

“It was noticeable during the crisis that industry had the ear of the Department of Finance and the regulator but consumers were nowhere to be seen,” one told The Irish Times.

He said many of the issues raised by the panel had “crystallised” in the current crisis. “We told them they had to prepare for a downturn, we criticised the speed at which they operated and we expressed opposition to a ‘tick box’ approach to fitness and probity in financial institutions.”

The regulator has so far failed to publish the latest report by the panel on its performance; in previous years, these have been highly critical of aspects of its operations.

The author of the report, panel member and finance lecturer John Maher, said he wished it had been published some time ago but he understood the regulator must first make a formal response. This could not happen until a new panel was appointed and had met.

Mr Lenihan has now appointed 11 members, from a possible 20, and says he will consider further appointments later. He has also increased the term of membership from two years to three.

Membership, which includes representatives of the Consumers’ Association of Ireland, St Vincent de Paul and Immigrant Council of Ireland, is broadly similar to the previous panel and consumer lawyer Raymond O’Rourke has been re-appointed as chairman.

A separate industry panel has also not met for more than five months. It also took more than three months to appoint 20 members to this panel, which will be chaired by David Went, chairman of The Irish Times Ltd and former chief executive of Irish Life and Permanent.

The statutory function of the consumer panel is to monitor the performance of the regulator and to provide the regulator with comments on the performance of the financial services industry.

Its first chairman, Brendan Burgess, resigned in 2007 after tensions arose with the regulator. The panel’s 2006 review criticised the slow response of the regulator to consumer issues, saying it “communicates with such caution that it gives the impression that if it can find a reason not to act, this will be the preferred outcome”.

It also complained that the panel, and by extension consumers generally, have no information on enforcement activity.

According to the Irish Times newspaper

Bugatti Veyron production run nearly sold out?

When Bugatti started production of the Veyron back in 2005, it was supposed to build 300 examples. For a long time, that total seemed pretty ambitious considering the seven-figure price tag on the most super of contemporary supercars, but according to Molsheim, all but 50 have been built and sold. Add to that another 150 examples of the Grand Sport roadster version and you’ve got 450. Whether special editions like the Pur Sang, Sang Noir and Hermes are counted as part of the original production figures or considered supplemental specials is insignificant, considering that only a handful of each are to be built.

The one wrinkle that has us wondering about all of these million-dollar supercars is that it was only last March when it was announced that Bugatti had sold 220 cars (of which only 132 had been built). Given how long it took them to get to 220, that seems like one heck of an order ramp-up, particularly given the state of the global economy.

The bottom line is that if you’ve been dragging your feet over whether to spend that extra million on a Bugatti or not, better make your mind up fast. Like, Veyron fast.

Five US Cities Where Real Estate Has Been Hardest

The upside to this down furnish is that investors now have a plethora of investments to choose from. From sea to shining sea, you see For Sale signs popping up on front lawns everywhere. It is, most definitely, a purchaser’s market and will be for some time to come.

The very best deals are typically in the markets that are hardest hit. If you want to grasp where to investigate for investments, you should check out the following five U.S. cities for the best real estate deals:

#1 - Detroit, MI - The bishopric hardest hit by the economy, Detroit, experienced 4.8 times the national average for foreclosures last year. Homes in this big apple start from as low as $1,400.00. No, that’s not a typo. They literally start from as low as one-thousand four-hundred dollars. That’s about $1.22 per square foot. It would charge you more to build one of these houses. So, how could you not invest in rental property in this city with prices this low? Detroit, however, is not known for its safety. No, on the adverse, it’s actually the second most dangerous city in which to live in the whole U.S. of A. Regardless, you have to admit, that is some pretty tempting pricing on that Detroit actual estate. Keep in mind, you don’t have to live there to invest, and there are property management companies that you can hire to manage the property for you.

#2 - Stockton, CA - This burg has 4.8% of its households in some form of foreclosure action. Homes in Stockton start from as low as $20,000, and rent for as low as $390 per month. That’s a reputation low for even the Stockton area. Speaking of records, there a record number of homes being auctioned off in this area, too. It’s unfathomable. Who would not fancy to invest in this area? Unfortunately, this city is not known for being safe, either. Stockton ranked number eight on the list of the most harmful metropolitan areas in which to live. There are some very good deals here, though, so you may want to pencil one of these auctions into your busy investing plan.

#3 - Las Vegas - No, it’s not true. Au contraire, everything that happens in Vegas does not stay in Vegas where a 4.2% foreclosure amount has been noted. This once very booming city that sprawled with new growth is now somewhat stigmatized. Due to exceptionally rapid growth, welcoming comfortable with values became over-inflated over such a short period of time that when the real estate crash abruptly occurred there, it hand many home owners holding the bag on homes that won’t be worth their purchase price for years to come. In spite of this, there are still lots of satisfactory deals in this market. Home prices start from as low as $126,000. Las Vegas is also ranked fourth on the list of most rickety metropolitan cities.
